Falstersvej District
Middelfart Municipality is planning a holistic transformation of the 30-hectare Falstersvej District - an older industrial area characterized by factory buildings, worn structures, and functional decline, but also by a site-specific identity and historical significance for the city. The vision is to develop a sustainable, mixed-use urban quarter, where small-scale production industries can coexist with a diversity of housing types, forms of ownership, and community-building functions for all stages of life.
Schønherr has served as sub-consultant to Grandville on the development plan and as lead consultant on the other phases.
The transformation builds on the site’s existing qualities. The industrial heritage, production history, and raw aesthetics of the area are to be preserved and carried forward as an identity-shaping framework for future urban life and architecture. Sustainable planning and a respect for the existing structures form the foundation of the physical plan.
Existing topography, historical structures, existing pipelines, and new surface-based SuDS (Sustainable Urban Drainage Systems) installations create the basis for a blue-green infrastructure, water management, and biodiversity, while also supporting vibrant and experience-rich green urban spaces.
The starting point is circular transformation: existing buildings and vegetation are preserved and reused wherever possible. A new screening method assesses each individual building in terms of CO₂ impact, cultural-historical value, transformation potential, urban life potential, and identity.
The development plan has been shaped through broad collaboration between the municipality, professionals, landowners, and citizens - anchored through a landowner forum and public meetings that ensure ownership and long-term viability.
